Two different ways to access equity
A HELOC is a revolving credit line and may sit alongside an existing first mortgage. A cash-out refinance replaces the existing mortgage with a larger one, with cash made available after the old loan and transaction costs are accounted for. Compare what happens to the existing mortgage as well as the new borrowing.
Questions for a fair comparison
Ask for an explanation of each proposed structure using the same funding goal. A headline rate or a smaller monthly payment alone does not explain the total cost or risk.
- What balance, rate, payment, and remaining term do I have now?
- How much money do I need, and will I use it at once or over time?
- What fees and closing costs apply to each option?
- How could payments change, and how long would repayment take?
- What happens if I sell, refinance again, or repay early?
Make the existing mortgage part of the decision
Replacing a first mortgage changes the terms on that borrowing, not just on the extra funds. A separate HELOC adds another payment and its own conditions. Ask the team to explain both scenarios in dollars so you can compare them against your plans for the home.
Talk through your next step
For a HELOC discussion, call the team or start with the HELOC Kings planner. For a mortgage refinance conversation, visit La Playa Capital’s refinance guide. The team can explain what a lender needs to review; estimates on either website are planning tools rather than an approval or quote.
Common questions
Which option costs less?
That depends on the proposed terms, existing mortgage, amount borrowed, fees, and repayment timeline. Ask for a comparison tailored to your situation rather than assuming one product is always cheaper.
Can I use the HELOC planner to compare approved offers?
The planner organizes estimates and goals. It does not provide lender offers, rates, or underwriting decisions. Bring actual lender terms to the team for a discussion.
