What is a home equity line of credit?

A HELOC is a revolving line secured by your home. During its draw period, you can generally borrow, repay, and borrow again within the lender’s terms. Rates are often variable, and payments can change. Your home is at risk if you cannot repay.

Prepare for a useful first conversation

Start with the property and your purpose for borrowing. Estimates are enough for an initial discussion; the lender will determine the information and documentation needed for a complete application.

  • Your California property ZIP code, property type, and how you use the home.
  • An estimated home value and the balances of all loans secured by it.
  • Your desired line amount, timing, and the expense you want to fund.
  • Questions about your current mortgage and how a new payment would fit your budget.

Compare the terms, not just the line amount

Ask Greg’s team to walk through the proposed rate structure, lender fees, minimum draws, draw period, and repayment period. Ask what happens to the payment after the draw period and whether the lender offers a fixed-rate option. An estimated equity amount is not an approved credit limit.

Choose how you want to start

Use the home-page planner to organize your goal and property information without sending your answers. For a direct conversation, call or text the team. When you are ready for lender review, Apply Now opens the separate application portal. Credit review may be required there.

Common questions

Can I keep my existing first mortgage?

A HELOC may be a separate loan alongside your first mortgage. Ask the team to review the existing liens and lender requirements before deciding whether that structure fits your situation.

How much can I borrow against my equity?

The lender reviews the home’s value, secured loan balances, credit, income, debts, and its own limits. The planner gives estimates; it does not establish eligibility or an available line.

Does exploring my options run a credit check?

The HELOC Kings planner runs no credit check and submits nothing. The separate application portal has its own disclosures and authorization process.
